UnCommons Begins Phase II Construction, Adding Two Office Buildings, a Conference Center and Parking Garage

The second commercial phase of UnCommons, Matter Real Estate Group’s much-anticipated $400 million, 40-acre mixed-use community coming to southwest Las Vegas, is now under construction. Phase II will bring to the campus a state-of-the-art conference center, two coveted office buildings and an additional parking garage with ample stalls. The construction is expected to be completed by summer 2023.

“The start of UnCommons’ second phase builds upon the remarkable progress that has been made since we broke ground last year,” said Matter Real Estate Group VP of Strategic Partnerships Tom van Betten. “We continue to experience demand for high-quality, connected workspaces in southern Nevada, and the addition of these next two buildings will provide a favorable option for the area’s leading businesses.”

A notable addition coming with Phase II will be “The Assembly,” an innovative 5,000-square-foot conference center. What will be a contemporary venue for meetings and events with a keen sense for collaboration, the space will provide flexibility in the size and shape for all types of indoor and outdoor events. Designed to hold meetings from 10 to 250 people, The Assembly will also offer catering from exclusive restaurateurs located in UnCommons.

Phase II of UnCommons will also add two four-story office buildings totaling 180,000 square feet, featuring 20,000 to 25,000 square feet floor plates available for lease. These additional buildings will have connected patio balconies, allowing for the option for companies to enhance their spaces with “super floors” that are up to 45,000 square feet. Phase II will also deliver an additional parking structure featuring nearly 750 parking stalls for community members and visitors.

Several industry leaders have committed to move into the sought-after spaces within UnCommons’ Phase I office buildings beginning early summer, including CBRE, Morgan Stanley, BDO and Sotheby’s International Realty. DraftKings also announced late last year that it will occupy 90,000 square feet within UnCommons, for what will serve as the North America headquarters for the digital sports entertainment and gaming leader.

Phase II will bring UnCommons to more than 335,000 square feet of modern office space built with distinctive architectural features, the latest safety innovations, and a conference center that can host small meetings and workshops. Once the construction of the second and third phases has been completed, UnCommons will have a total of five office buildings and four parking garages.

UnCommons will be the first development in Nevada built to WELL™ Certification, the highest third-party endorsement of a building’s performance and protection of employee health. Features include near hospital-quality HVAC systems, operable windows and patios, touch-free access, abundant natural daylight, and interior finishes made with materials to limit the spread of bacteria. Additionally, UnCommons was recently awarded two Green Globes®, a nationally recognized green rating assessment, guidance and certification program, for its sustainability efforts.

UnCommons will reimagine the workplace experience with market-leading design and technology, floor-to-ceiling windows that welcome daylight and views of the natural Las Vegas surroundings, breakout spaces for individual work or small group collaboration. The campus will set the foundation for a thriving, inspiring workplace by bringing together multiple fitness studios, common open-air areas, contemporary residential units, and a mélange of food and beverage options.
