UnCommons Leases All Available Office Spaces Ahead of Opening This Year

UnCommons, Matter Real Estate Group‘s highly anticipated $400 million, 40-acre mixed-use community in southwest Las Vegas, has announced that 100% of the development’s coveted office spaces in its first phase have been leased. The milestone comes ahead of the project’s opening this summer.

“The demand for quality, inspired office space is at an all-time high in Las Vegas, which was evident when a number of our future tenants signed their leases in the early stages of construction,” said Matter Real Estate Group Vice President of Strategic Partnerships, Tom van Betten. “We are thrilled to bring a diverse collection of globally-renowned tenants to UnCommons and provide them with a dynamic, thoughtfully created workplace.”

Fulfilling a need for office space, dining and lifestyle amenities within the booming southwest Las Vegas market, UnCommons will welcome a variety of discerning tenants to its bustling community. DraftKings, a leader in the digital sports entertainment and gaming industries, will occupy a 90,000-square-foot technology hub; Morgan Stanley, a multinational investment bank and financial service company, will consolidate its current central and west Las Vegas locations into a 22,000-square-foot office; CBRE, the global leader in commercial real estate, will move its Las Vegas office to a 20,000-square-foot space; BDO, an international leader in assurance, tax and financial advisory services, will relocate its Las Vegas headquarters to a spacious 15,000-square-foot space; Sotheby’s International Realty, a global real estate leader, will make UnCommons its new home with a highly-visible 13,000-square-foot ground floor suite; and Berkadia, a leader in the commercial real estate finance industry which will occupy a 1,600-square-foot office.

Following the COVID-19 outbreak in 2020, the development underwent a redesign integrating health and safety features set by the WELL Building Standard™. They include near hospital-quality HVAC systems, operable windows and patios, touch-free access, abundant natural daylight and interior finishes made with materials to limit the spread of bacteria. WELL Certification™ is the highest third-party endorsement of a building’s performance and the health of its occupants. UnCommons is also certified by Green Globes®, a nationally recognized green rating assessment, guidance and certification program. The revolutionary program recognizes sustainability goals for new construction projects, existing buildings and interiors to encourage improved environmental and health performance while reducing environmental impacts.

Phase II of UnCommons, which has recently broken ground, will also add two four-story office buildings totaling 180,000 square feet, featuring 20,000 to 25,000 square feet floor plates available for lease. These additional buildings will have connected patio balconies, allowing for the option for companies to connect their spaces with “super floors” that are up to 45,000 square feet. Phase II will also deliver an additional parking structure featuring nearly 750 parking stalls for community members and visitors.

In addition to its renowned office tenants, UnCommons’ emphasis on employee wellbeing and focus on community connection has attracted beloved brands and leaders in the culinary and beverage industry. The community will introduce an eclectic portfolio of onsite food and beverage options, which will include Las Vegas’ first neighborhood food hall, the first off-Strip Urth Caffé in Las Vegas and MINA Group’s first off-Strip, fast-casual restaurant concept, plus many more to be announced soon. Bringing together its lineup of food and beverage destinations, open-air common areas, fitness studios, a salon and an entertainment center, UnCommons will set the foundation for a thriving, inspiring workplace.

UnCommons is reimagining the workplace experience with market-leading design and technology, floor-to-ceiling windows that welcome daylight and views of the natural Las Vegas surroundings and breakout spaces for individual work or small group collaboration. Phase II of UnCommons’ construction is officially underway, which will bring UnCommons to more than 325,000 total square feet of modern office space, all built with distinctive architectural features and the latest in safety innovations. The final phase will bring the project to a total of 500,000 square feet of office space and is focused on occupying a single tenant for all 130,000 square feet of the fifth office building.

GYU+ to Bring Classic Japanese Street Food to UnCommons This Summer

A local favorite known for its flavorful Japanese street fare, GYU+ will be coming to southwest Las Vegas as part of the diverse dining lineup at UnCommons. Opening late summer at Matter Real Estate Group’s highly anticipated $400 million, 40-acre mixed-use community, GYU+ will serve a variety of sensational Japanese sandwiches, also known as sandos, and rice boxes.

Inspired to bring this concept to life after spending time in Japan, founders Freddie Paloma and Luis De Santos launched the first GYU+ in Las Vegas serving to-go orders only out of a ghost kitchen during the height of the pandemic in early 2021. The two believed there was a need for delivery and pickup and a ghost kitchen was the ideal first step for GYU+. This will be the first brick and mortar space for GYU+, which embraces classic Japanese street fare including Japanese sandos made with Japanese Wagyu beef, steak, eggs and portobello mushrooms; and rice boxes featuring pork belly, fresh vegetables and more. Additionally, GYU+ will be expanding its menu at UnCommons with breakfast sandos and a variety of Japanese sake, beers and wines.

“We’re excited to open our first dedicated/brick-and-mortar location at UnCommons,” said Paloma and De Santos. “This location will celebrate Japanese cuisine and culture based on authentic experiences one you could find while traveling throughout Japan.”

Paloma and De Santos have engaged award-winning architectural firm, Punch Arc, to design GYU+. The interior will feature Japanese-inspired art, such as a vibrant mural of a cherry blossoms as well as other Japanese imagery, created by a local artist, in addition to a live bonsai tree in front of the mural. The fast casual eatery will offer countertop seating and tables in the main seating area to accommodate grab and go orders.

“GYU+ became an immediate hit in southeast Las Vegas, where they typically sell out every day with to-go orders alone,” said Matter Real Estate Group Partner Jim Stuart. “With the incredible addition of GYU+, our off-Strip community will house a celebration of globally inspired flavors from numerous Strip-quality restaurants.”

GYU+ will join a sensational lineup of food and beverage destinations at UnCommons, including Las Vegas’ first neighborhood food hall; immersive tiki tequilería, Todo Bien; elevated sports lounge, General Admission; Cuban-inspired neighborhood bodega, Mercadito; beloved boba tea shop, Teaspoon; heirloom coffee roaster and pioneer, Urth Caffé; and MINA Group’s first off-Strip, fast-casual restaurant, plus many more to be announced soon.

First SunLife Organics in Nevada Coming to Southwest Las Vegas at UnCommons this Summer

Las Vegas’ first SunLife Organics is set to open this summer at UnCommons, a $400 million, 40-acre mixed-use community by Matter Real Estate Group. The cult-favorite, health-centric eatery will bring a taste of Southern California with its organic superfood bowls, smoothies, and cold-pressed juices.

Hailing from Malibu, SunLife not only provides more than nourishment through its mindfully curated menu, but also brings a deeper perspective on health and positivity to the community. Founded by Khalil Rafati in 2011, SunLife is committed to serving Las Vegas with the highest quality organic ingredients that Mother Nature offers.

“Whether it is our loyal customers or our dedicated employees, SunLife Organics is about physical, mental and spiritual growth,” said Rafati. “This is something we have committed to since we started SunLife. Ever since I began my journey to better myself, we have embedded the same ideals into our company culture.”

SunLife Organics provides an alternative take to a modern-day juice bar. Designed by a feng shui master, each location incorporates crystals and geodes – some standing over seven feet tall – throughout the space that Rafati has collected throughout his travels. Because of this unique layout, seating is located entirely outside the juice bar, at handcrafted oversized picnic tables in a secluded courtyard.

SunLife Organics’ drinks are made with the highest quality organic ingredients. This is highlighted in menu items such as the “Wolverine” which is made with banana, raw almond butter, Medjool dates, maca, bee pollen, raw cacao nibs, raw coconut butter, royal jelly, and almond milk. The juice bar will also serve fruit and protein bowls, including the Bliss Bowl made with blended açaí, banana, blueberries, cashew butter, and hemp milk topped with superfood trail mix and bananas almond butter, coconut shreds, and honey; and the Dragon Bowl made with blended dragon fruit, raspberry, mango, and hemp milk topped with granola, strawberry, blueberry, and coconut shreds.

A former addict, Rafati has spoken out on how he suffered from depression and the side effects of an unhealthy diet despite becoming sober. He credits a diet of whole organic foods, juicing and natural remedies to help him overcome his addictions and change his life. Since his recovery, Rafati has traveled worldwide, searching for the best ingredients the world offers. His search has brought him to some of the most exotic places on earth including Japan, Indonesia, Central America, India and more. Rafati emphasizes helping those living in the surrounding community, with each location providing young adults a safe and sober atmosphere for everyone to live, grow and thrive in the world.

“We have long been familiar with SunLife Organics and their impact in every community they serve,” said Matter Real Estate Group Partner Jim Stuart. “Their culture and commitment to a healthy, balanced lifestyle are the perfect fit for UnCommons and we look forward to welcoming them this summer.”

SunLife Organics will join a stellar lineup of food and beverage destinations at UnCommons, including Las Vegas’ first neighborhood food hall; Cuban-inspired neighborhood bodega, Mercadito; beloved boba tea shop, Teaspoon; heirloom coffee roaster and pioneer, Urth Caffé; and MINA Group’s first off-Strip, fast-casual restaurant, plus many more to be announced soon.

UnCommons Begins Phase II Construction, Adding Two Office Buildings, a Conference Center and Parking Garage

The second commercial phase of UnCommons, Matter Real Estate Group’s much-anticipated $400 million, 40-acre mixed-use community coming to southwest Las Vegas, is now under construction. Phase II will bring to the campus a state-of-the-art conference center, two coveted office buildings and an additional parking garage with ample stalls. The construction is expected to be completed by summer 2023.

“The start of UnCommons’ second phase builds upon the remarkable progress that has been made since we broke ground last year,” said Matter Real Estate Group VP of Strategic Partnerships Tom van Betten. “We continue to experience demand for high-quality, connected workspaces in southern Nevada, and the addition of these next two buildings will provide a favorable option for the area’s leading businesses.”

A notable addition coming with Phase II will be “The Assembly,” an innovative 5,000-square-foot conference center. What will be a contemporary venue for meetings and events with a keen sense for collaboration, the space will provide flexibility in the size and shape for all types of indoor and outdoor events. Designed to hold meetings from 10 to 250 people, The Assembly will also offer catering from exclusive restaurateurs located in UnCommons.

Phase II of UnCommons will also add two four-story office buildings totaling 180,000 square feet, featuring 20,000 to 25,000 square feet floor plates available for lease. These additional buildings will have connected patio balconies, allowing for the option for companies to enhance their spaces with “super floors” that are up to 45,000 square feet. Phase II will also deliver an additional parking structure featuring nearly 750 parking stalls for community members and visitors.

Several industry leaders have committed to move into the sought-after spaces within UnCommons’ Phase I office buildings beginning early summer, including CBRE, Morgan Stanley, BDO and Sotheby’s International Realty. Phase II will bring UnCommons to more than 335,000 square feet of modern office space built with distinctive architectural features, the latest safety innovations, and a conference center that can host small meetings and workshops. Once the construction of the second and third phases has been completed, UnCommons will have a total of five office buildings and four parking garages.

UnCommons will be the first development in Nevada built to WELL™ Certification, the highest third-party endorsement of a building’s performance and protection of employee health. Features include near hospital-quality HVAC systems, operable windows and patios, touch-free access, abundant natural daylight, and interior finishes made with materials to limit the spread of bacteria. Additionally, UnCommons was recently awarded two Green Globes®, a nationally recognized green rating assessment, guidance and certification program, for its sustainability efforts.

Conceptualized by Los Angeles-based brothers Kamran and Kourosh Pourkazemi and brought to southern Nevada by Whitford, a Las Vegas hospitality veteran, the upscale sports venue will embrace classic sports bar fare with a highly curated, chef-driven approach to its menu. The lounge will serve tapas-style appetizers, fresh seafood, dry-aged steaks, traditional dessert items, and a vast draft beer, whiskey, and tequila selection.

At Mercadito, we hope to be just that, a place where people can stop in for things like laundry detergent or medicine, enjoy an incredible sandwich and feel the pulse of the community.”

Mercadito’s sandwiches, empanadas and pastelitos are inspired by those that can be found at traditional Cuban markets in South Florida. Made fresh daily, signature items will include Cuban sandwiches, guava and cheese pastries and cheese rolls. UnCommons will Reveal First Speakeasy Candle Co., Coming this May to Much-Anticipated Southwest Las Vegas Community

UnCommons, a $400 million, 40-acre mixed-use community by Matter Real Estate Group, will be home to the first Speakeasy Candle Co. The innovative eco-conscious, plant-based luxury candle maker, whose creations are inspired by the aromas of popular craft cocktails, will debut this May at the much-anticipated Southwest Las Vegas development.

Speakeasy Cocktail Co. is a new home fragrance brand inspired by the delectable aromas of popular craft cocktails. Specializing in gourmand fragrant candles, the local candle crafter will occupy a 1,200-square-foot space conveniently located next to UnCommons’ parking garage, serving as an aromatic greeting for visitors.

“We could not be more excited to debut our first Speakeasy location at UnCommons and introduce our craft, eco-luxe candles as part of this vibrant community,” said Speakeasy Candle Co. founder and expert chandler, Alisha Alexander. “What we’re serving up at our speakeasy is neither shaken nor stirred, neither up nor on the rocks, though they are served with a twist.”

Speakeasy’s inaugural spring launch will boast scent profiles of iconic cocktails from the prohibition era and today. The first collection, Happy Hour, includes candles inspired by four popular drinks: Old Fashioned, Gin and Tonic, Hemingway Daiquiri, and Rosé. The second collection of candles, The Craft Cocktail Collection, offers an elevated take on libations you can find in a speakeasy, including Bee’s Knees, Blood Orange Margarita, Vegas Sidecar, and Haute Toddy. Both collections are handmade with natural plant-based waxes, primarily from coconuts, combined with other thoughtfully-selected, highly-refined ingredients.

An eco-conscious brand, Speakeasy intentionally seeks to source supplies and raw materials that are recyclable, sustainable, and reusable. Shoppers are encouraged to participate in the brand’s refill and recycle program, through which they can return their vessels to be refilled into a candle of the same or a completely new scent. After five returned vessels, customers can receive a complimentary candle of their choice. If customers choose to recycle at Speakeasy, they can enjoy additional savings on future purchases.

With the scented candle market expected to grow by 3.4 billion by 2025, Alexander has carved a lane for her small-batch, locally crafted cocktail candles. Speakeasy’s products tout cleaner burns that prevent buildup and soot, plus longer and stronger burns that trigger candle lovers olfactive sensors like never before. In addition to shopping for eco-luxe collections, customers are invited to join weekly candle-making workshops that allow them to handpick their very own high-end fragrance composed by industry-leading perfumers. The candle-making company will also collaborate with local businesses for their team building and gifting needs, event planners for their milestone celebration needs, and custom bulk orders for the needs of fundraising.

“At UnCommons, we’re curating a lineup of experiences and brands that place importance on the same principles that we do, being connected to your community and the environment,” said Matter Real Estate Group Partner Jim Stuart. “We can’t think of a better fit than Speakeasy and Alisha, who embody intention and thoughtfulness when it comes to creating a quality product that makes a meaningful impact on not only the lives of our community members but also the life of our planet.”

Speakeasy will also focus on candle care, offering a specialty kit for their vessels and advising enthusiasts on ensuring their candles burn safely. “Handmaking candles are a combination of so many things I love: creating, experiencing, and impacting,” said Alexander. “But what I also love about Speakeasy is that we truly have something for everybody. If our signature scents are not your thing, we’ve also curated a scent library with a clever mix of fragrance notes that are ozonic, floral, woody, crisp, and fresh. Our in-store experts are fully equipped to guide guests to creating something truly unique and scentsational.”

UnCommons Shares Appreciation – and Treats! – with Staff and Volunteers at Valley’s Vaccination Center

UnCommons is all about community. Even if we don’t have a physical building to anchor our community yet, that doesn’t mean that we aren’t working every day to do our part to support and encourage our neighbors. Yesterday, we were honored to have the opportunity to surprise 300 healthcare workers administering vaccines at the Las Vegas Convention Center with local coffee and pastries as a small display of our thanks. We worked with Mothership Coffee Roasters to package croissants, cookies and their signature coffee for staff and volunteers to get their day started in a special way.

Amalie Zinsser, UnCommons’ community director, alongside Mothership CEO Juanny Romero and Las Vegas Convention Center Representatives Travis Haldeman and Jon Klassen, handed out the treats, shared some laughs and marked how far we’ve all come in the last year.

In April of 2020, as many of us were feeling uncertain about the future and a little bit helpless, we decided to fight those uneasy feelings with gestures of action and gratitude. We joined forces with our friends at Burke Construction Group to deliver meals to healthcare workers. We did what we do and thought big—delivering meals to every night shift employee at all 14 hospitals in the Las Vegas Valley amounting to almost 4,000 meals in total. The workers were treated to the flavors of local favorite restaurants Lotus of Siam, Sushi Kame and Piero’s Italian Cuisine with a coffee cake dessert from Urth Caffé, the LA-based European-style coffee shop coming to UnCommons next year.

To further support the community, we donated $25,000 to the Culinary Workers Union Local 226’s Helping Hand program, providing food assistance to those in need in Las Vegas. The $25,000 donation was part of a $100,000 commitment made toward local efforts in the fight against coronavirus. $25,000 went toward the purchase of much-needed N95 face masks for healthcare professionals in support of efforts by Governor Steve Sisolak and $25,000 was donated to the Jewish Family Services Agency to provide meals for senior citizens.

As we round the corner heading towards the next chapter, we won’t forget the way our local healthcare workers have worked tirelessly to care for us as we look forward to gathering together to mark celebrations and community achievements.
